Quick answer
To prepare a Goa villa or holiday home for the season: air and dry it out, deep clean every room (including fans, ACs and inside cupboards), shampoo upholstery and mattresses, wash all linen, degrease the kitchen, pressure wash the pool deck, terraces and pathways, and clean all glass. Then set a regular schedule – a turnover clean between guests and a monthly or quarterly deep clean.
Many villas, homestays and second homes in Goa sit closed from June to September. When owners or guests arrive in October, they often find a musty smell, dust on every surface and green pathways. Guests notice cleanliness before anything else in their reviews, so the first deep clean of the season matters.
Before the season: the one-time deep clean
- Air and dry out the property for a few dry days before cleaning.
- Every room top to bottom – fans, light fittings, ACs, windows and grills, inside wardrobes and drawers.
- Upholstery and mattresses – shampoo and extraction to remove damp odours. See sofa, carpet and mattress shampooing.
- Kitchen – degrease hob and chimney, clean the fridge and oven. See kitchen and appliance cleaning.
- Bathrooms – descale fittings, clean grout and exhaust fans.
- Glass – large sliding doors and glass walls need proper squeegees and water-fed poles. See façade and glass cleaning.
- Outdoors – pressure wash the pool deck, terraces, driveway and laterite steps. See pressure washing.
During the season: a cleaning rhythm that works
Between every guest (turnover clean)
- Change and launder linen and towels
- Clean and sanitise bathrooms and kitchen surfaces
- Vacuum and mop floors, empty bins, restock essentials
Monthly or quarterly
- Deep clean of kitchen and bathrooms
- Upholstery spot cleaning or shampooing
- Pool deck and outdoor wash
An AMC (annual maintenance contract) is the simplest way to lock this in at a planned cost.
What guests notice first
- Smell – damp or musty air is the most common complaint after the monsoon
- Bathrooms – grout, taps and drains
- Bedding – stains and smell on mattresses and pillows
- Outdoor areas – slippery or green paths and pool decks

A quick turnover checklist between guest bookings
When one group checks out and the next arrives the same day, a fixed routine keeps standards consistent. This is the order most villa teams follow:
- Strip all beds and collect towels, bath mats and kitchen cloths for laundry.
- Clear the bins, the fridge and any food left behind.
- Clean bathrooms first – toilets, showers, glass, mirrors and taps – so they can dry while you work elsewhere.
- Wash the dishes, wipe the hob, oven front, microwave and counters, and restock basics.
- Dust surfaces, switches, remotes and door handles, then make the beds with fresh linen.
- Vacuum and mop all floors, working from the back of the villa towards the entrance.
- Rinse the pool deck, sweep the patio and wipe outdoor furniture.
- Do a final walk-through for anything guests may have left behind.
Keep a printed copy in the store room so that whoever does the turnover follows the same steps every time.
